Crazy people
I must be a magnet !!!!!! I own and live in a 3 family house . I live on the 1st floor and rent out the other 2 floor's. My 2nd floor tenant is a single dad that has a 3 and 6 yea old .He seem's to be a very good father But about 3 month's ago he hooked up with a new girlfriend. At first she seemed like a nice person but getting to know her my wife and I started to think something was not right with her. She only stayed over now and then. Well she started to be hear more and more. We found out she is homeless and has a sad story But in the last few week's she has been a pain in the butt to us and my 3rd floor tenant . Last monday she and the 2nd floor guy had a fight and he told her to leave {this at 11:30 pm} I was woke up by screaming outside in the driveway this went on for 20 minute's so my wife called the police .When on the phone the dispatcher could hear every thing. She was saying she would kill my tenant and his kidd's very quickly 3 police car show up and told her she had to leave and not come back {I don't understand how she was NOT arrested for threatening as her we have the Meagan law} Well last night at 11:45 pm she came back claiming that her boyfriend had her cell phone but that was a crock as she she was on the phone when she left monday.My wife called the police again and they came out and talked to us and the 2nd floor guy now if she come's back she will be arrested .I beleave she is a scitso paronoid as I've been told it run's in her family. After all the dramma nobody got much sleep last night I hope this will be the end but I dought it.We will remain alert!!!!!

I used to have to deal with tenants. It was all sorts of fun, though the body armor was a bit sweaty during the summer.
Anyway, you ought have a provision in the lease along the lines of stating that only people who's name is on the lease can live in the building. Under certain circumstances you can have someone (as the landlord/owner) arrested for trespassing or even get a restraining order to keep them off the property. (State laws will vary of course.)

I do have a provision in the lease that only the tenant on the lease can stay or visitor's only up to 2 week's at a time . She was not perminent and was only here for about 1 week strait. Over the year's I've had some very good tenant's and a few not so good. I don't try but for some reason I tend to intimadate most of them as I 'm not a small guy and don't put up with ****.My bark is worse than my bite I'm realy a very nice guy until they piss me off !!!!

My wife and I were talking about "crazy" people last night. I think that you just assume everyone is "crazy" until you can be sure thay are not.

Sir, stay out of this mess as much as you can, it's a lose lose deal for everyone. If needed don't hesitate to call the police again.
You may want to change the clause in the lease about guests from two weeks to three days. Remember you don't have to enforce it unless needed.

Id be talking to my realator after one night of that, I've talked myself into believing I don't have to put up with other peoples problems now. Or I would move my mother in law in their and that would shut everybody up.

You're missing the solution completely. If she comes back harrassing the tenant again make HIM move. Problem solved. You don't have to thank me. Your tenant is the one who had the severe malfuntion in the girlfriend selection process. It's his responsibility to have a tame GF and if he can't do that he should move somewhere this behavior is more or less accepted...like government housing and some trailer parks. The reason the cops didn't arrest her is they didn't hear what she said and nobody was bleeding. It's amazing how quiet some of them get when the blue lights pull up. The rest of them talk themselves to jail. Been there, done that, got lots of t-shirts.

Charlie the dispatcher heard every word as she was screaming on her cell phone when my wife called it in and I do believe all calls are recorded .When the police got there she was still screaming but they told her to be quiet or she would be arrested.The tenant has been very good for the last 3 years and is very quiet normally so as long as this dosn't continue I have no problem with HIM. P/S Charlie I do know you do know how to deal with crazy's from all your post about the stuff you deal with so keep posting as it's very entertaining!!!!!!

They are paying your mortgage and every day will not be a picnic. Its that simple. Taking money from other people has its up's and down's.
