My mom was in dire need of a new roof, house already had 2 layers on it.

I checked local roofers thru the BBB, and the first one she called yesterday was out in an hour to give her an estimate.

Him and his crew showed up at 7:30 this morning and started at 8:00. By 6:00 they had removed the 2 old layers of shingles, and put her a new roof on. Also added different vents, and vented her over stove exhaust fan thru the roof. Removed the old chimmney that her old furnace used too.

I bet if I tried to get a roof put on here it would be spring till they got arounf to it.

I figured for sure it would be over $20K, but the final charge was $12K and change.

Not knowing where your mum lives I have no frame of reference, other than I assume she is not in your part of Florida.:)

Here in Vegas just getting people to turn up for an estimate is a challenge right now. Nobody wants to do repair or remodel work.

It’s amazing how it’s done now. The last roof I did was for my parents 30+ years ago. Took me 3-4 days in January in the ice and snow. The same roof was trashed by hail a few years ago and a crew we hired did the same as yours did and her insurance picked up the tab-lucky mom! (replacement homeowners is well worth the slightly higher cost)

On 12/5/2018 I called my realtor in Brooklyn and told him I was ready to list mom's house with him, but it needed a new roof first because it leaked. He said he'd have his guy see me that afternoon.
Two eastern European guys arrive and give me a price of $2450 to cover the roof with a new layer. The next morning, one of those guys from the day before shows up with his father. They finished before dusk, and the son came back the next day to install a new aluminum cladding he made for the for the upstairs window sill, which was not part of the job but he thought it needed it and would look better.

Just after the new roof went on:

Have you ever thought about doing a metal roof? Dad is looking into it after his supposedly 20 year roof went bad after 10.

We had a metal roof installed after hail damage. $700.00 more
than asphalt shingles which the insurance would pay. In my
opinion it was well worth the $700.00.
Some insurance companies will lower your premiums with a
metal roof, good ole Farm Bureau would not.

+1 on the newer quality style roofing, that is fire resistant.

You can reduce your insurance cost from 25 to 30% with the new type materials.
I installed metal roofing........
but the sub nails etc. have to be correct, not to back out and damage the metal, later on......
and the fasteners have to be fastened and installed correctly for the warrenty to hole up.
On any roof, get quality workers and a contract !!

Her house is in Fairfield Ohio, few miles north of Cincinnati.

She's 85 years old, the new roof is supposedly a 40 year roof.
