I have a brick chimney that runs between my house and the attached garage. Just recently we noticed the bricks above the opening of the chimney (where you place the wood) looked damp. We had a new stainless steel liner put in 1.5 years ago and had the bricks repointed. After a massive rainstorm I saw water was dripping inside the chimney from a small crack in concrete where the bricks meet. Long story short, I’m pretty sure we need new flashing. If we had new flashing installed, what should ballpark figure be?

That's a very good question. I suggest opening the area up and see what damage is in there. There could be a lot or very little. One never knows. Rotted roof boards or even rafters is a possibility. Hopefully mortar and flashing will fix your problem.

Flashing is the metal that goes between the shingles and chimney. If you saw water dripping through an inspection plate they may need only to adjust the collar around the metal pipe or the cap on the chimney.

Area dependent for prices. I believe it would involve removing the existing shingles for a couple of feet, checking wood for damage and probably re-tarring the existing metal flashing. The price would depend on the slope of the roof, type of shingling and local labor. My local handyman charges $25 an hour and I would not expect him to take over 2- 21/2 hours. That's for a very busy guy in a town of 1200 people.

If I wanted a big city shop I might find someone who would come out in a month or so. The quickest guy out would need work so he would tell me my roof is shot and he needs to put a new one on even if it is a metal roof still showing the price stickers on it.

Having not seen your chimney I will say that a good roofer will often recommend the installation of a "cricket" to direct water away from the chimney. Without one water may tend to pool just a bit on the high side of the chimney, Shouldn't cost all that much, but you may have to wait for them to have time for a small job.
