Looking to relocate to Las Vegas in several years but we are going to take advantage of the collapsed real estate market and buy something now. Would be interested in pros/cons of the area and also which areas are the better ones to live in and most importantly, which areas to avoid...planning a trip in mid April.

Look in Summerlin to live. The higher up the hill the better. Since I lived there it has gotten quite a bit gigger.

I lived there for15 years, and loved every minute. Why I left is a looong story, but I would go back in a heart beat. Summerlin, in the Northeast is ideal. Also, I haven't seen it yet, but Clark county recently opened a state of the art public shooting range. Buying now is a good idea because the economy will change.
 
I was born here and came back after traveling the North American and Central American areas to live. Everything I read and see and hear from learned people is that if you are interested in buying a home that you should do it within the next six months. The LV/Henderson area is as depressed as I've ever seen it, but there are small signs of recovery starting to crop up. As of today, unless you are a cash buyer of your selected home, financing is almost impossible to get. Cash buyers are coming from Canada, Mexico and China! to purchase the cheaper than normal houses and to put them on the rental market until their values increase when they will be sold. So in any deal, cash rules.

Yes, Clark County is operating a huge 'shooting park' on the north edge of Las Vegas. I was told that it is being run as a 'make work' project for the worst of 'un-fire-able' county employees. Boulder City lies 25 miles to the southeast of downtown LV and now has probably the best shooting range in Nevada. It is big, lots of facilities, lots of organized competition and reasonably managed. It is 12 miles from my house in SE Henderson. That is where I go.

If you aren't moving expecting to find a job but rather moving because you like the area jump on it.

From the home shows we have seen on TV there are some great deals there.

If you do buy, make sure you get one with a guest house so when the members from this board head to Vegas we have a place to stay.

I live in Vegas and don't view it as an ideal retirement location. With diesel fuel hitting $4.19 a gallon in California where everything comes from into Vegas your looking at high food prices. The Clark County school system is in a $400 million short fall and health care in Nevada is rated either 48th or 49th in the country (out of 50 states).
However the outdoor experience is pretty darn awesome.
 
I have lived in Nevada. Back in the late 70's and early 80's I lived in Reno, and west of Reno, Verdi, on the Truckee River. I loved it. My assignment took me to Las Vegas every month. However on trips back on vacation trough out the years left me a little disappointed in Vegas. Streets have become dirty and full of unemployed street hustlers. Reno was very safe in the early 80's and you still had a sense of the seasons. Of course Reno is a much older city. Subsequently the homes in the core are older and have their own personality. I have heard that crime is up and so is unemployment. the state is in hard times. How ever if it wasn't for my age and relations (grand-kids) I would go back. Something about having breakfast any time of the day, and a 24 hour city that appealed to me. Considering that I was from the mid-west. The weather even in Reno was great by Mid West standards. Drive west 45 miles to Truckee and have all the snow you want, and be able to go home and no shoveling....As to Las Vegas it certainly is exciting, and prices for real estate are at a 30 year low....But as mentioned you better have your own financing available, or so I have been told by friends living there. A buddy of mine was telling me that a house in a sub division that we looked at for 140K in the mid 80's went up to 245K in the 90's and now is vacant along with about 50% of that sub division and the same house can be bought for 150K or less..But what a beautiful state and all the recreational opportunities are right around the corner. Once you get it in your blood it just stays and festers.....I have been to many states and quite a few countries, but the drive from St George Utah to Vegas is still one of the most scenic and diverse drives you can make IMHO. I hope they (Nevada) makes it, it is a very different and diverse place. If you are liberal you will love Las Vegas, if you are a conservative you will love the rest of the state . If you are a cop or politician stay out of Nevada law enforcement and politics, you won't like it. Just go and enjoy all the things that the state has to offer....There is the right way, there is the wrong way, and there is the Nevada way. I think you have to be a native to understand the difference....In my opinion...
 
Speaking of that drive, st. george to vegas, my wife and I made the scenic part yesterday. It`s down the virgin river canyon and comes out before mesquite nevada. Sometimes you see mountain sheep standing on the freeway! We live 45 miles north of st. george at cedar city, utah.
We are at 6,000 ft and get winter, and are near bryce canyon and zion national parks. We like it. I couldnt live in vegas. Too hot and I would be wearing a barrel! It`s a hour and a half to mesquite for us, just right to keep you out of casinos a lot. I always liked the carson city area myself.
Yesterday was a rare better trip. Came home around $400 up!

I love that stretch...I have never seen an area so clean, especially St George...They must have street sweepers following you around...Don't know about the economy there but for beauty it is very impressive..I envy you.....Any win is a good win........
 
I notice in st. george that the city is growning even in this economy! I think it must be mostly retiree`s as I dont know what most do for work! Where we live is always about 15 degrees cooler than st. george.
A couple weeks ago we and two other couples took a quad ride south of st george at black rock right on the ariz/utah border. We got high up on top of the mountains overlooking the virgin river and the freeway down that canyon we are talking about. I know my wife took pictures and I will try to get some on the computer and post them. It was really spectacular!
 
Okay, the wife just down loaded these pictures from that quad ride overlooking the virgin river gorge. We also got down to the river. These would be in arizona just a few miles SW of st. george utah. We took these about a month ago.

Thanks for the photo's...Loved them....Gods country no doubt....driving back is on my bucket list....Can't see anything from 35000 ft. Early this summer I hope...Looks like you'all had a great time....Take Care it is a rough world out there.......Thanks again for the pic's.
