Minden/Gardnerville Nevada

I may be retiring on a few years, and California and I are no longer compatible. The California I grew up in exists only in history books. Anybody here live in the Minden or Gardnerville area of Douglas County, Nevada. I would like to know what it is like to live there.

Friend of a friend lives there. Summers are milder than Southern Nevada but the winters can have some really cold snaps and snow. Brush fires can also be an issue.
 
Never lived there but loved the area. I had 10 acres of mountain land out of reno in california but sold it. I would be wearing a barrel if I lived there. (gambling) I was really looking hard at smith valley to the east. Saw antelope there and was driving a trail and a herd of wild horses ran around me raceing alongside the truck. It was near that airstrip that sells you lots where you can park your plane in your yard. Generaly speaking that area is one of my favorites in the west.
 
This is weird, but Meyer Lansky's son retired to that area. My friend has relatives in that area who he visits often and raves about the area. My brother lives in Carson City where it's pretty steamy in summer and pretty cold in winter. and of course you can drink, gamble, and, uh hmm, partake in other types of entertainment not available elsewhere legally, so I'm told.
 
Jag; Spent a lot of time there when I lived in California. Almost retired there in fact. Winters are cold & the North winds blows most of the year. Summers are great but very warm. Taxes are low compared to Calif. Shopping is good in Carson City. All big game hunting is by draw only. Fishing is good in the lakes around there. I don't gamble or visit the girls but it's available. I settled in Oregon where property taxes are high but no sales tax & the hunting & fishing is very good.I am a 3rd generation Callie but never looked back. Good place to visit but not to live.
 
Of all the places I have lived and worked, I will admit I like Northern Nevada the best......I hear it has become a little tacky the last 20 years. When I was there, I thought it was great....Nice casino's, but the real plus was little taxes back then. wonderful country and it didn't have that east coast feeling that Las Vegas always had. I understand things have detereated over the last 20 years.....If you wanted real snow you could drive to Truckee, great place to visit....California taxes were horrible back then and vehicle registration was almost a joke they were so high....Nevada at that time was low taxes. no auto taxes on private party purchases and no add on taxes....That was then I don't know now......The call of grandkids brought me back to the muggy mid=west and there was a opening for a gypsy cop. I did miss it....I liked it so well I almost gave up the accurried perks the government had built in........I hope it hasn't deteriated to much.....I still like to visit about every 3rd year.........
 
I dont have a clue to what the tax rate set up is but I think they are comparebly low. I like the scenery and life style but have to admit gambling is poison to me and I have done it far more than the average person. Its the only reason I dont live in the middle of it. In that area you can live a pleasant even remote life and not far away is good shopping, good resturants and fast action. There is always new scenic trails and areas to boondock if your into atvs and 4-wheeling. relatively speaking your close to the high desert, the early 49er towns, the high sierras, and a lot of the historic west. Everything I like. Also you arent far from driveing over to sacramento or down to yosemite. My 10 acres I had forever was about a mile from lake davis just north of portola california, not far from the nevada border about 50 miles NW of reno. I probley made the trip from where I lived in southern california 3 times a year. I cant speak to house prices but it caused us to not buy there when we chose to move to cedar city utah instead.
 
I don't think the home prices were very good in Nothern Nevada esp. Reno area......Vegas on the other hand got depressed for a time..Don't know about now. I heard from old friends that a lot of homes were in forclosure in Vegas.....Reno Spark and Carson City were a little more stable, at leas when I was there.....All the Cali's were buying in the Reno area when I was there driving the prices up.....I did get a kick out of all the California cars that were registered in Reno area....I think the Chippies would have a road block on occasion on 80 to try to catch the Cali's that were driving vehicles registered with schame addresses in Nothern Nevada........Where there is a will there is a way I guess.
 
Awhile back, dont know about now, the best property deals in the nation was probley vegas a couple years ago. But then, like many other areas before the bust, the prices were probley 3X what they really were sanely worth. Now at probley a 1/3 of what they were it might be at fair value.
Vegas is hotter than hades in summer. Reno is better but can be real cold in winter. Of the two areas reno would be a no brainer for me. We live about 2 1/2 hours NE of vegas. In my working years I spent many weekends in or near vegas. Now I dont even stop when I drive through there. It wont happen, but if gambling was ever outlawed vegas would be the biggest ghost town on the planet.
 
The wife and I have been thinking about buying a house there.
Nice summers but cold winters and the wind blows a lot. The
wind is one of the reasons were still thinking about it. But we can't
wait much longer. The price of homes are going way up and investors
have been buying up everything. Prices have gone up 32-37 percent
the last 12 months. ( For this area )
There's a lot of nice areas to 4 wheel and ride SxS. There's Sand Mountain
which is a blast. Cheap to eat out, gambling.
A big plus is there gun laws. This is why when the wife retires were moving out of California.
 
The area may not be perfect, but so far it sounds pretty good. I'm not inclined to gamble or spend money on female entertainment of the Nevada kind. So that is not a factor. The real estate prices are low compared to what my house in San Jose is worth. I can sell my house in San Jose, buy a house in the Minden/Gardnerville area on 5+ acres, and still have a large chunk of money left over. I can ride my bike without fear of a woman in an SUV talking on her phone while driving the wrong way on a one-way street. A little cold in the winter; dress warmly and throw another log on the fire. A little hot in the summer; sit in the shade, drink an icy beverage, and jump in a swimming pool.

The radical leftists are running California into the ground. I would rather witness the destruction from the outside than be experience it from the inside. Unless the Northern Counties secede and form the State of Jefferson, then I'm afraid I need to leave. I'm not retiring yet, and I'm just exploring my options, but staying in The People's Republic of California is not one of them.
 
have a friend (51yrs) lives in Virginia city,,visited a few times and was great,winter can be little long,,i personally live in texas since 62 and think it has all the variety and money needs a person needs,,and I grew up being hauled all over united states. my brother lives in volcano California and with exception of gun laws love it there,,good luck
