lihpster, recently had a thread for people to convince him about moving to their state. As my wife and I drove to our West Virginia property last week I told her about it. And mentioned a few people even mentioned WV. Then we discussed what qualifies as mountains. My cousin is handling most of the excavation work for us and he sent some pics after day 1 as we were driving. Here’s some before and after pics. As well as my “tasteful” posted signs lol.

Sadly, if you're an absentee landowner, there's not much you can do to totally eliminate trespassers. Hopefully you'll hide a few game cameras to catch anyone who damages your gate or other property.

I’ll tell you, down there it’s not like here in NYs souther tier. People do seem to respect each other’s property. I do have cellular cameras and my cousin is 15 min away. He checks on it frequently. I hate the looks of posted signs all over the place. I just put them on the corners of the 50 acres. I’m also not sure there’s a ton of hunting around me. Probably because it’s such a vast area. Last deer season I heard very little shooting off in the distance the first two days. In NY it would have sounded like a war zone.

I’ve had 2 cellular cameras running non stop since closing last August. No trespassers yet. Lots of deer. An inquisitive bear who I thought was going to wreck my camera and turkeys. I couldn’t ask for a better property or better views. We are very fortunate to have found it. And it doesn’t hurt to have a relative and dear friend who is a retired equipment operator lol.

If it's not too late, I'd recommend putting your house, barn, etc. far enough off the road so it's not visible from the road. Then keep your gate closed all the time, so any potential burglar/thief has to walk up the driveway to see whether you're there or not.

Olfart, nope house will be about 100’ off road. The barn a bit further. Throughout the day Saturday I counted 5 vehicles going by. And 2 were the nearest neighbor going and coming. Not a high traffic area for sure. So I’m not worried about road noise. As for people casing the joint. What can you do. It’ll be well lit and there will be cameras. There will also be a 90lb pit bull and a home owner with a somewhat nasty disposition.
