Termite Control question

Among this outfit I'm sure some of us have had a house "tented" and ground treatment for termites, right? Can anyone give me a rough idea of the cost you incurred? Square ft costs, that sort of thing.

Tent fumigation price depends on the cubic foot. Sub termite treatment price depends on the linear foot and the type of slab, i.e., monolithic slab, floating slab, etc. Monolithic slabs are cheaper to treat since there isn't much drilling to be done.

Unless you house is flat out ate up by drywood termites (tent kind), I wouldn't worry about them. Their colonies are usually small and it takes them decades to cause any significant damage. Plus, the gas used doesn't have any residual. The day the tent comes off, the drywoods could swarm from somewhere close by and start to reestablish their colony.

Now if you've got Formosan termites, you've got problems. They require to be treated like subs and drywoods and their carton needs to be removed from the walls of the house.
 
Price will very by state, because the companies can't use the good stuff in places like California. So it costs less, but it's less effective. I had my entire perimeter done last year, $500, 2 year guarantee. He told me there would be no chemical activity after 2 years and I should consider having it done even if you don't see the little critters.

Is this a voluntary decision to do it or a tenting required asap for a house closing/refinancing?

Voluntary=lower price since you can shop around. Ask exactly how much chemical will be used. One guy may quote 5# Vikane and the other says 3# is enough.

If you are under a time crunch and the pest guy realizes it, you just got shafted on the price by 50% or more. When a house closing is at stake, people will willingly be gouged by hundreds of dollars just to get the deal one before it falls apart for any of 27 other reasons
 
All voluntary,since I paid cash for the place....

and research shows termites at only a few places. Two window frames and a bathroom floor that stayed wet from a leaky sink and toilet.

I ripped that out. The frame around windows were un gnawed. Only the trim! I'm using boric acid pretty liberally, and rebuilding with treated lumber.

I'm glad to hear about the tenting process being non residual, I guess my regular bug man can do the treatment. The house sits 3 ft. Off the ground on 18" pilings.

Terrific termite problem.....

I live in the lowcountry of SC and have had termites make inroads at times and I call the termite guy we are bonded with and he takes care of them. One time i had some minor damage in an outside garage walk in door. They came and shot stuff under the slab and bricks and the next day the inside of my garage was covered thick with dead termites.

In the old building I worked in there were ants coming in all over the place getting into food in people's desks, etc. It became a major nuisance and my boss called the "exterminator" who came out and told us we had an ant problem. "Well", my boss said, "exterminate them." "We don't do that anymore", the man said, "We control them." "Well", my boss said, "Then control them." The man said, "We can't, they are out of control." "Then exterminate them." "We don't do that any more, we control them." "Then control them." "We can't, they're out of control."

I'll cut if off there but the rest of the conversation was just as ridiculous. BTW My boss is the same guy I talked about in another thread who lowballed all of his bids and won more HUD home maintenance jobs than he could ever handle.

I'm east of the Mississippi, a ways from you, but have been in the Real Estate biz for 17 yrs., and have seen the damage that termites can do. Banks do require treatment if a home fails the inspection, and for good reason. I've heard the tales of collusion with the bank & termite guys and all that, and I'm sure it's happened somewhere, but I don't see it around here. You either have bugs eating your wood or you don't, and excess damage greatly affects the home's value. If they're just getting started, or are around, they need to be stopped.

Don't be fooled if you don't see a single bug around. Termites, the ones here in the northeast, live in the ground. They come up to feed on your wood frame, or furniture, sometimes through mud tubes, but when you disturb them, they quickly disappear back underground.

Around here, the inspection is $26.50. Treatment for a medium sized house, approx. 2000 sq. ft., could run approx $750 - $1000.

Have your bug guy look into "Termidor". My local guy did an infested rental house for me with it, and it has worked well. It seems to have alot of good things going for it. See link.

I had a few termites noticeable, 10 years or so back..Very minimal damage..Termidor did the trick for us..It kills the colony...

I've seen plenty of severe damage from termites and a whole house that was structurally unsound because termite had eaten the entire supporting framework. I think the bricks were the only thing holding it together.
