The PRV valves are not designed to be opened every so often. This will cause them to leak by slightly. They are made to open when the pressure increases to it's set point to prevent over pressurization and when, and if, this happens they should be replaced.

If it is sediment add a whole house filter, if the water is hard soften it. In general it is a mineral build up from heating the water. It is not loose or easily removed and will not flush out with water, you need to dig and scrape it.

I bought an old house in 2006. The original part of the house dates to 1850 and the NEW part dates to 1870. The hot water heater sits in the kitchen. I was looking at it one day and the tag on the side says Hotpoint, Chicago 44, Ill.

Since Zipcodes came out in the early 1960s, I'm guessing this heater was built about 50 years ago. It's still going strong!
