I'm looking for informed opinions on home warranties for $500 and up that are available in the New Orleans Area. I close tomorrow at 1600 so I need to make a decision by then. Thanks.

Home Warranty

Just some thoughts:

1. Who is offering the warranty, will they be around if you need them?
2. What are they warranting, appliances, HVAC unit, structural failure, roof failure, other
items? What about damage from leaks, bad workmanship, does your homeowners
insurance have to be involved? A dispute between insurance and warranty company
can drag out for a long time, and nothing done towards the repair in the meantime.
3. Deductible amount?
4. Who can do the repairs, are you limited to who you can call for repairs? Sort of like
warranties for used cars, you have to use their garage or mechanic? Do you have to
pay 50/50, or some other split, or does the company paying pay the full amount?
5. Who determines if it is repairable, or has to be replaced?
6. Length of warranty period...see number 1?
7. Dispute procedure, limited to arbitration if all else fails?
8. Where is the claim processed, some distant location or are there local representatives?
Are the claims representatives qualified, maybe licensed contractors or just a shill for
the company?

Opinion follows, take it FWIW:

If it is a new house, the builder should provide a written warranty.

If it is a used house, any "warranty" you can buy isn't worth the paper it is written on.

Your money would better spent paying for several inspectors to go over the house in detail. Make the seller fix all problems, or negotiate for any problems.

If you are closing in less than 24 hours, I think you have waited too long.
 
most that are sold thru title companys and such(like RE offices) are pretty decent in my experence, I even bought one for my home(1952) when I 1st got it, think it was $325 at the time.

I got a new fridge(side by side, ice maker), they picked up the old one
rebuild on a washing machine
replacement dryer.
and something else

paid $30 deductable each time, easy to work with.

so yeah it was worth it. Other clients have had good experence as well.

next year the renew price jumped to $500-600 if I recall, I passed

I would buy one on an used home for the 1st year, if it has a bunch of appliances, well, spa etc(but make sure what you want it covered) New home, builder warantee, and manufacture warantee are(should) be in effect......but still seen some ****y new constuction with a builder that went missing

I can't agree with that since we had excellent service under the home warranty that was provided when we bought our home. It was provided by the seller and quickly replaced a defective garbage disposer about six months after we bought the house. The house was about five years old when we purchased it. I do agree that a good home inspector is worth his weight in gold!
 
We have had American Home Shield for over twenty years. During this time, we've provided it when we sold two homes, but always keep the warrenty active for our home. Some years, you don't use it, and it feels like money wasted - other years one or two calls make up for the cost. AHS is very fast, uses established service people, and the service charge is around $60 per claim. Also, you can tailor your coverage to suit your needs. Two years ago, our AC went out and they determined that it had to be replaced. Only cost was the $60. Wouldn't be without it.
 
I also have had American Home Shield for the last 10 years or so. They have replaced a dishwasher, refrigerator, the clock timer on our oven, and repaired the AC, all in a timely manner. If the repair is going to cost more than a new item, then they have sent me a check and I can buy the item of my choice. They always send a qualified repairman, usually within two days.

When we sold our 20-year old home in VA, we put a home warranty on it, as well as an extended warranty on the 4-year old fridge. The warranty was one of the reasons our house sold in 6 weeks. Ask your real estate agent.
 
I sold a house and also bought another using HSA home warranty 1-800-367-1448 It gave my buyer piece of mind purchasing my home and also gave me piece of mind when I bought my new "used" home.By the way they replaced my a/c,furnace,hot water tank,fixed the door bell,and the dishwaher all during my first year.There was a small charge for services not covered in each case but it was still a bargain compared to paying the full price.

IT WAS THE BEST MONEY I'VE EVER SPENT AND I WOULD RECOMMEND THEM TO ANYONE!!!!
