Forty nine years in manufacturing, about 40 of them in management roles, and I never before have felt the level of stress that I have over the last couple of months.

We decided to return to Florida after being back home in Pittsburgh for the last 8 years. Now I love my home town and did not really want to leave, but wife hates the winters, her folks are gone, and our kids and grandkids are in Florida...so we're on our way.

Housing market is insane, so we ended up buying a house after seeing it only on video...now we had worked with this agent for over a year, so we thought she knew our expectations.

So, day of closing, June 30, we walk into the house and were stunned... nowhere near what we expected...and not in a good way....wife says, "I'm not living here." We consider walking away, earnest money be damned. Instead, we decide, ok, we'll just flip it, like we've done with several others......the next week the tension is so thick you could cut it with a knife.....we start the process of renovating to resell.. about two weeks in, we take out a wall and mrs says maybe...then she meets a neighbor who shows here what she had done to the house next door...and the neighbor and her friend are very nice....mrs says do this, and i can live with it.....a week or so later, we decide to do a full blown renovation. New kitchen, two new baths, ceramic tile throughout...only thing untouched is the garage door opener...making it everything we want minus a few sq ft.

of course that means getting.most of the work done before August 20 when our furniture gets delivered.

Somehow we look to be able to be ready, at least to unload our stuff into the house...kitchen cabinets wont be in till mid october, so looks like we can actually live there by the end of october...

Back up to the Burgh to close on the house there and trying to go from 3500 sq ft to 1750...doable, but the dining room, spare bedroom, and various other furniture and art items, sold, given away, donated..sold my gun safe, will buy a bigger one when we get in.

When all this is done, i am taking a week to do nothing...

And please dont tell me how dumb it was to buy the house without seeing it...this is the fourth house I have bought that way, with someone I trusted looking at it, so I guess we were due.

If you have read this far, please feel free to send me a bull for counseling services....i wont pay it, but you can send it.

Thank you, sincerely,

Robert

Hi Robert,

You're not crazy! There, counseling over, no bill.

Lander, Wyoming, perhaps the most desirable place in the state, is filling up with folks from both coasts who are buying with only having seen videos.

I began planning in March for a total kitchen redo, new windows, and new recycled oak barn wood from southern Virginia. August was my planned month for the work.

I've put in my island (never had one before). Sink and dishwasher are plumbed in the island. Windows went in last Wednesday & Thursday. Wall and base cabinets are in Lander (30 miles away) and will be delivered on my schedule -- have a few things to do first.

Flooring is ready for shipment and will be here before month's end. It'll go upstairs in the loft to acclimate until I'm ready to start putting it in.

The living room is covered in sawdust. Oh, well. There will be more. I don't do stress, ever.

Stress is a killer. Do what you can when you can. Sit back in the mire of construction or go outside to enjoy a pretty sunset, grab a glass of water, and relax. Plan to enjoy what you've got.

One guy's take.

I really don't blame you for leaving PGH. Next year is going to be worse around here than since the mills all died. We live maybe a mile from the Zoo part of town. Hopefully our house will get a little better curb appeal so we can sell next year. I'm still staying up here but probably out of Allegheny County; thinking Southern Butler Co., but we'll see. Good luck down there. I really like it in Stanton Hgts., but we're out ASAP!
I won't elaborate.

Robert,

My Father's parents were Snowbirds. For 50+ years they wintered in Florida and lived in Cleveland. They had several different Travel Trailers and parked them on lots here and left them here year round. When it got cold in Cleveland, down they came. He was a finish carpenter and did not work in the winter, she was a real estate agent and not much sold in the winter. So down they came. Happy as clams.

Houses here are selling like hot cakes. Even if just a bit overpriced. A friend was in the process of signing the paperwork to buy a model home and two other sets of buyers were upset that he was buying it as they wanted it while he was buying it.

I came back home to Florida after I retired from the Corps. Family is here. Our house has quadrupled in value in just over twenty years the last time I looked a couple of years ago. However, this area has tripled in population in that time frame. This use to be a great place to live, now not so much.........

...When all this is done, i am taking a week to do nothing...

This appears to be a thinly disguised blessing. Your wife has found a neighborhood and neighbors that she seems comfortable with and has a growing vision of how to make that house a forever home.

Amongst all that is the realization that you have the financial wherewithal to accomplish this happy mission as a lot of folks don't.

All the best to you both.

So true Rusty...our home in the Pittsburgh area sold for well over the appraised value, in fact, enough to cover almost the full renovation. And we are putting money in the bank after all is said and done....we have been blessed, and when mrs is done with the interior of this place we will be happy there....

Thank you.

Robert

We know two retired couples (from FL and US VI) that bought homes here recently, without seeing them first. One couple, has already swapped the place out for another nearby home better suited to them. If nothing else, it's something to keep them busy in retirement while the pandemic limits so many other things.

Good luck with your move. :)

Seems like that's how it's done nowadays down here , via video . There was a house in our neighbourhood , 26 homes all custom , that went up for sale . Between the people driving by and the viewing appointments our street hasn't seen so much traffic since it was built . It finally sold to someone like you at $35000 over asking .

Not for Me either. Bought My house based on internet pictures taken by a Realtor. Everything looked bigger. I am real happy with what I got and I am glad You can make Yours into a keeper.

Saw a story on one of the big networks, don't recall which. seems that there are a lot of people taking it in the shorts after buying a house they only saw pictures of.

Sad that some people are so fixated on making a quick buck that they'll stick it to anyone and not feel any remorse.

Caveat emptor

We bought a townhouse in 2016 based on our realtor's pix. We'd lost out on another place while visiting Oregon, and were back in Japan at the time, so would not have been easy to pop back for a look see. We knew the neighborhood well.

My wife — she makes the real estate decisions in our marriage — was mildly disappointed when we first saw it in person, but we remodeled it nicely and were soon happy with it.

Sold it last year and bought a bigger house in the burbs.

I hope your forever home brings you and mrs all of the pleasure and joy mine has brought to me. I had mine semi-custom built, and I helped to design it. My late mother was an inspiration to me to put in senior citizen/handicap amenities, as she suffered from rheumatoid arthritis and later Lou Gehrig's disease. I've been here for over 15 years now, and I tell everybody that I'm only leaving this house 2 ways, in a straight jacket or feet first.

Robert I feel your pain! As you know, we moved as well. The stress of finding and purchasing a house after ours sold was horrendous! Our new kitchen cabinets will "probably" be in in October. The countertops "not more than" 30 days later! At least we've moved to a slightly bigger home than we had!

All I can say is buying a property sight un-seen would be really tough for me. I applaud all of you who have the wherewithal to do it, but not my cup of tea. I get it though on the competition side, I guess he who hesitates is lost in this market.

I am glad things are working out for you and the wife has a friend. That always goes a long way when moving to a new area.

I feel the pain. Every year the Denver housing market gets crazier and crazier, and wages go up ever so slowly even with promotions. I make good money by the standards of most of the country, but there's no way I can afford to buy in/around Denver or other cities in CO on a single income as even crummy townhomes are pushing $400k.

Anywhere else with a decent job market and outdoor recreation (and many without) are going nuts too. The current GF bought her townhouse with a downpayment gift from her parents for $130k in 2013. She's getting unsolicited offers of $390k plus today, and it's a decent building in a crummy neighborhood. I entirely understand housing as a mean to build wealth, but the insanity of every property being treated as an investment first really sucks for someone looking for a place to live that they can have some control over.

Oh well. Least I love camping and have a car I can sleep in if housing keeps going nuts.

Robert,Good Luck in the new house. Building, renovating or moving can be stressful but when it's over there is a sigh of relief and you know it was worth it.Our son is on the west coast so we are staying here. Will miss seeing you at Washington.

Dave, part of the deal with my wife is that I will spend November in PA for hunting season.. I will make it a point to reach out when I am up here.

Robert

By the time November rolls around, I'm sure Gov. Wolf will have instituted a "visitor's tax" or something along those lines, so you can continue to pay for PA after you move!

Here in Florida and from what I hear other places houses are selling way over asking prices. Ocala is growing way to fast and in a short time will have all the problems the developers have created in South Florida. Not sure what part of NE Florida you are in but I would think it is a nice area that so far has been spared the ruin in South East and West Florida.
