Buying undeveloped farm land for new homesite

All very good advice. One thing has sort of been glossed over and that is ACCESSIBILITY...one mentioned his crushed rock disappearing in the mud.... if you expect the city/county, etc to provide emergency services, EMT, Police, Fire,...you may find out that they will no longer bring their expensive vehicles down your little one lane road/path...and good asphalt roads are EXPENSIVE.

Land-locked lack of accessibilty should not be a problem as it is ILLEGAL to sell land without access...almost universally in all states...check to be sure. BUT...be sure your access is large enough for the services you expect to be provided.


Some other items to consider are your proximity to future services. Most cities and counties will REQUIRE that you pay your share of thier costs for new roads, sewers, water, electric, into the area, etc...AND...will require that you hook up to them in the future.

They get your GOING and COMING.

Mineral rights are a big thing. Every time I sell land I always keep the mineral rights you never know what is down under. Twenty five years ago my Dad bought mineral rights in North Dakota in the middle of nowhere and we though he was crazy and today my brothers and sister are enjoying those checks from Phillip 66 every month. Don't ignore mineral rights.

After you follow all the other good advice given here, pay a local real estate attorney a few hundred bucks to look over the deal.
